When we were negotiating the terms for buying this house, at the recommendation of the home inspector, we had the owners do a roof upgrade with a 2 year guarantee on the roof. The roof guy just came and said that even though this was caused by the swamp cooler, it is still 100% covered. I'm not sure if they fix the interior walls, too. Here's hoping! I was a little worried because Kyle and our friend Bryce hooked up the swamp cooler a week ago (directly above Johnny's room) and being their first time we hoped they did it right. The guy said everything looked fine, but there was some condensation or leakage problem or something. But all I care is that it is covered. Phew!

of course it's a different story when you know you don't have to pay for repairs. :)
